We have achieved ISO accreditations once again!

We have completed another year of ISO. Well done Mac Services! It was worth the hard work. We were all very nervous due to a staff member being on maternity leave and the new member of staff covering had to pick up the work very quickly. We all worked together to get our services up to ISO standards, the extra work is well worth the acknowledgment and recognition it gives us. All our files, documents, policies, procedures, and manuals were thoroughly inspected. The Managing  Director was interviewed and reviewed on the service provided, on both Quality and Environmental – well done Daniel! Not forgetting Markus our Contract Manager who was also questioned and did a fantastic job. Additionally all the office staff including Breeda worked very hard to get everything ready for the review. MAC Services passing the ISO clearly shows that we were able to maintain the standards required throughout the year but most importantly we had expanded our quality of work! We will be implemented further improvements requested and suggested by ISO, and will keep up the good work. We are meeting our objectives, hitting our targets and reaching our goals; these are constantly reviewed on a regular basis. Mac Services aims to continue its growth and develop further every year. WELL DONE!!!!

LED lighting

We  are always looking into new technologies and methods to lower our carbon foot print and reduce cost on the day to day running of business.

We believe LED Lighting has come a long way in the past year with regards to price and most importantly, quality. This is one of the many reasons why we are incorporating this technology in our ever larger work portfolio.

There are many different styles, effects and colors to choose from which makes them ideal for decretive lighting as well general office, household or factory lighting.

Although the over all cost of LED lamps are higher than standard lightbulbs, the energy saved and the long life of these lamps well out way conventional lighting.

High quality LED lamps have estimated life spans of between 30,000 and 50,000 hours! Generally most of these lamps pay for them selves within the first year of use, with the cost towards energy saved.

We understand that people may have some questions with regards to swapping over to LED lighting, as this is still relatively new technology. So we are here to help with all the technical questions that may arise.  Call John on 07943517767

Take a look below at some of the amazing effects that can be achieved with LED lighting.

Case Study: Installing “presence detectors” to reduce running costs of the lighting

We have a project on Installing motion sensors to cut costs to a property.

This calculation is based on the following factors:

  1. Electricity price of 10 pence per KW unit.
  2. 36 x 28watt 2D fittings
  3. 10 x 50watt low voltage fittings
  4. 3 x 60w HQI fittings (external) Read the rest of this entry »

Letting Agents and Homeowners: are you properties Electrical Installations and Appliances safe and legal?

As you are aware, you have to ensure that all electrical appliances and installations in your tenanted homes are SAFE.

Under The Management of Houses in Multiple Occupation (England) Regulations 2006 (as amended) / The Licensing and Management of Houses in Multiple Occupation (Additional Provisions) (England) Regulations 2007 (as amended), the fixed electrical installation in HMOs must be inspected and tested at least every 5 years by a qualified and competent person. Appliances should be tested before any new tenants take occupancy or annually.

The only way you can be absolutely sure they are safe is to have them tested and an electrical safety certificate issued to verify their conformance by qualified electricians.

This will enable you to protect your landlord’s clients, their tenants and your staff, in the light of current legislation. Penalties for infringement can be severe – with fines of up to £5,000, six months’ (or more) imprisonment, or both!

You should ensure that tenants are given copies of operating and safety instructions for ALL equipment in the premises and you should carry out regular checks.

THE TENANTS  have a duty to look after the property they are occupying and to use it in a responsible way. If you become aware of an electrical fault or suspect that there may be a problem, you must report it as soon as possible to the landlord or managing agent because faulty electrical installation or appliances can result in serious harm from electrocution and fire.

Landlords have a legal obligation to ensure that electrical installations are safe and are maintained in a safe condition for the duration of a tenancy. A landlord can be liable to pay damages to a tenant or resident for personal injury or death that was caused by an unsafe Electrical Installation.

THE LANDLORD MUST:
1. Ensure there are written instructions for all electrical equipment in the property.
2. A safety check should be carried out by a qualified electrician in the NICEIC (National Inspection Council for Electrical Installation Contractors), preferably annually or when the tenancy changes.

3. Provide the agent and tenant with written proof of the safety check prior to the tenancy commencing.

In the case of commercial property and houses in multiple occupations there is a statutory duty under the Regulatory Reform Fire Safety Order 2005 for the responsible person (the property manager) to carry out annual Fire Safety Risk Assessments, which include electrical safety risks.

PENALTIES:
Should the electrical equipment not comply with the Regulations and an incident occurs the penalties are:
3 months and/or £5000 fine if there is risk of fire and/or an animal is injured
6 months and/or £5000 fine if a human is injured or killed.

HOMEOWNERS

Safeguard your family and perhaps prevent a costly disaster by having a Safety Inspection designed for owner-occupied homes carried out by one of our professional electricians.

For years people in rented properties have been protected from illness, injury and even death by legislation which requires landlords to have regular electrical inspections carried out and safety certificates produced every year.

Now your family can have that same protection.

Full functional checks are carried out to the installations and a written 4-page Report is produced, identifying the individual components inspected in each installation. The Report concludes with any appropriate recommendations for attention on each installation.

Testing of the sockets in the electrical installation is included.

Carbon Monoxide..the silent killer..

Carbon monoxide is known as a silent killer because you can’t hear, see or smell it – but you can prevent poisoning and learn how to recognise the early warning signs.

Common sources of carbon monoxide in the home include faulty central heating systems, gas appliances and fires. Blocked flues and chimneys mean the gas can’t escape and is inhaled by the unsuspecting individual.

How is it prevented?

Carbon monoxide poisoning is preventable, so it’s important to be aware of possible causes and how to minimise the risk of exposure by putting these safety tips into practice:

  • Have chimneys and flues checked regularly
  • Make sure gas appliances and heating systems are inspected every year
  • Fit carbon monoxide alarms - available from MAC Services
  • Never run cars, motorbikes or lawnmowers in a closed garage
